If you are searching for a home inspection in North Carolina or South Carolina, then NPI is your one-stop inspection shop. We provide home inspections for both home buyers and sellers.

NPI inspectors are trained to perform an unbiased, visual home inspection. Your inspector will assess the home from roof to foundation to identify safety issues and describe the property's current conditions. Your inspector will walk you step by step through significant findings. Following the inspection, you will receive an easy-to-read, thorough inspection report for your records. This can assist you in purchase negotiations, warranty repairs or when making future maintenance decisions.

We encourage you to allow time to attend at least the final portion of the inspection. This allows our inspector to walk through the home with you, pointing out his findings and explaining elements of the report. The following is a short description of some of our inspection services:

  • Homebuyer’s Preclosing Inspections
    Sometimes referred to as "general home inspections," these are booked prior to closing on either brand-new or existing housing. The inspection covers hundreds of components in the home and includes a written report clearly outlining safety concerns and the current condition of the home. The report gives buyers the information they need to make the best decision and prepare for future maintenance. 
  • Homeseller’s Prelisting Inspections
    These inspections are general home inspections completed prior to listing or selling a home to give the current owners an idea of maintenance items to address. A prelisting inspection also helps inspire confidence in prospective buyers regarding the condition of the home and reduces time spent in contract negotiation because an unbiased, independent inspector has reviewed all major systems.
  • New-construction Draw Inspections
    Construction draw inspections are conducted for property owners or construction lenders during the construction process to determine the percentage of completion at various stages of the construction process. NPI’s construction draw inspections allow for the appropriate amount of funding to be released to the contractor at specific points in time over the life of the construction project. Timing and reports for these inspections are customized to fit the client's needs.
      
  • New-home Construction Inspections
    NPI inspects new homes for home buyers or builders upon the completion of construction. This protects the home buyer by identifying any deficiencies that can be corrected prior to taking possession of the new home. 
       
  • New-home Builder’s Warranty Inspections
    Most new-home builders provide homeowners with a 12-month builder’s warranty. Ordering an inspection before the warranty expires gives the homeowner a professionally prepared report to review with the builder, addressing possible issues. If repairs are not needed, then it provides peace of mind regarding the quality of the new home.
  • Employee Relocation Home Inspections
    Time is of the essence when a family is relocated for business purposes. Prior to beginning negotiations for purchase of a home, relocation companies generally order a home inspection to determine the need for repair and maintenance.
  • Inspection Reports
    NPI will email you your report and/or print the report and mail it to you. A copy of the inspection report is emailed to your realtor with your permission. We pride ourselves on accurate reporting of your property's condition at the time of the inspection. An inspection is more affordable than you may think. 

   A home inspection checks hundreds of components of a house, including the following:

  • Plumbing (pressure, drainage, venting, leaks, water heaters, pilot light, catch pan, sinks, toilets, bathtubs, showers, dishwasher and washing machine operation)
  • Electrical systems (service panels and subpanels, disconnects, wiring methods, branch wiring, over-fusing, double-tapping, arc faults, switches, outlets, grounding, light fixtures, GFCI, doorbells)
  • HVAC systems (electric or gas, system size, return air flow, registers, return grills,  condensate drains, overflow protection, disconnect panels, condition, type)
  • Roofing (layers, current repairs, flashings, vents, skylights, ventilation, chimney, condition, type of shingles)
  • Attic (type of insulation, depth, electrical, sheathing, studs, roof rafters, venting)
